DUAL-OCCUPANCY & MULTI RES DEVELOPMENTS

I provide Site Analysis, Concept Design, Development Approval’s, and Construction Drawing’s for Dual Occupancy and Multi - Residential Development’s.

With comprehensive research and schematic site layout’s I will create a viable development design tailored to your budget and goal’s whilst considering local planning schemes and council regulations. For larger jobs I work along side a Town Planner for detailed reporting and council applications.

With years of experience in the industry working with Dual Occupancy and Multi-Residential design and development applications I will guide you in the right direction, providing a knowledgable approach and a building design solution grounded in functional design principles as well as current market investment returns for your potential development.

I Provide Site Analysis, Concept Siting Layout’s and Development Feasibility Assessments for your property.

With comprehensive research and site analysis I will design and draw a concept site layout for the potential development options on your property. Whether you are looking to assess the feasibility of a specific development scenario, or discover the options that are available on a potential property, I will provide you with the right information to move forward with confidence.

I provide initial devlopment feasibility and produce schematic site plans to highlight the potential development options and restrictions applied to you property while taking into account functinal design principles and market returns on your investment.

ON SITE DESIGN CONSULTATIONS & FEASIBILITY STUDIES

In some cases you may not be ready to move forward and your looking to learn more about the potential of your project. I provide On Site Design Consultations and Feasibility Studies to highlight the possibilities and restrictions of your future development project. This allows me to answer any questions you may have, and guide you in the right direction with no obligation. Further more I can prepare a schematic site plan to establish the developable building envelope and what your proposed design may look like and the option’s available to you.

An On Site Design Consultation will include :

  • A 1 Hour On Site Design Meeting

  • A Property Report

  • Hand Drawn Sketches

  • A Comprehensive Design Proposal

A Schematic Site Plan will show:

  • The current site layout and existing structures

  • How the proposed development will work within the available building envelope

  • Any site restrictions, services and overlays you may need to avoid

SITE ANALYSIS, CONCEPT DESIGN & CONSTRUCTION DRAWINGS

Concept Design

Now for the fun part. This is where we talk in depth about your goals, wishes, and concerns to determine a detailed project brief. When it comes to property development, the best design solution will address not only the site context and planning codes, but also your budget and investment returns in the current market.

From here we move to the Concept Design Stage creating the perfect design solution for your proposed development. I will listen to exactly what you are after, then provide my own professional input while working along side you to arrive at the best outcome your over the moon about.

Depending on the complexity of the project, this can also be the stage where we involve external consultants to help us prepare the best devlopment proposal for council an construction.

My Design Stage includes a set number of Design revisions initially (this is usually enough) with fees and options to continue revising the design as much as you like after that.

Construction Drawings

Once a Preliminary Concept Design has been locked in, and we have development approval from the relevant council, we move to Construction Drawings. This is where I produce the architectural plans detailing how the project is to be constructed as per the Australian Building Code and all relevant Australian Standards. The Construction Drawings are used by your Engineer, Builder and Building Certifier to provide the Building Certification for your project. This is also where we confirm the details of your project from window sizes, to floor finishes and construction specifications.

DEVELOPMENT APPROVALS & BUILDING CERTIFICATIONS

The Council Approval and Certification Process can seem daunting. The abundance of information and advice can prove confusing (sometimes even to those in the industry).

I alleviate the confusion by providing advice throughout the planning and design process to ensure we successfully navigate your project from concept through to approvals. I work along side trusted Consultants, Town Planners and Building Certifier’s where required, to produce a successful outcome. I will be honest from day one about the possibilities and risks involved with your project throughout the approval process, to ensure you clearly understand what is required and how we proceed with your goals in mind.

I will manage the application process for you. I deal with Council, Required Consultants and Building Certifier’s on your behalf, while you relax and focus on whats important.

BUILD QUOTES & PROPERTY MARKET REPORTS & CONSTRUCTION TENDER

Once the development has been approved, it’s time to build. A successful property devlopment not only depend’s on the design, but the numbers. I provide a number of services to help with build cost’s, investment returns and construction.

In the early stages of the project, I can provide a “Development Report” which outlines not only the site layout and development design, but also the associated construction costs, including application fee’s, services and consultants etc, to make sure you have the best information to make the right investment decisions and move forward with confidence.

Finding the right builder can sometimes be an exhausting and time consuming process. Trying to find the right combination of pricing, professionalism and scheduling in your builder will in most cases prove to be a difficult and lengthy process. I provide a professional solution to this problem by working along side a Builder Agent who will review your project and recommend the most trusted and experienced builders who are right for the job. With a comprehensive tendering process you will be aquainted with a small selection of fully insured builders who are hand picked for your project.

I am also a firm believer in utilising build costs and construction estimates in the early stages of your project to ensure we arrive at a custom building design solution that is aligned with your budget. Utilising preliminary cost estimates and build quotes throughout the design process, will produce a design you are over the moon about but also have the means to build

PHOTO REALISTIC 3D RENDERING’S AND BROCHURE PRESENTATIONS

Sometimes 2D Plans are not enough. You need a little something more to visualise your project, either for your own reference, or to present would be buyers and investors of your development.

With years of experience as a 3D Renderer and Graphic Artist I can provide the following presentation solutions for your project in Web or Print Format:

  • Photo Realistic Exterior and Interior 3D Renders, showing building forms, spacial layouts, materials and finishes as specified by you. This provides a clear, concise and realistic presentation of your building in its final form.

  • 2D Presentation Floor Plan’s and Site Plan’s showing the spacial layout of your design with calculated floor areas and relevant information put together in an attractive and easy to understand format.

  • Web or Print Brochures for client presentations, investors and real estate buyers.
